Wear from above: the ordinary signs
Traffic lanes, scratches, dents, fading, and finish that no longer beads water are the signs everyone knows. Amarillo adds one accelerant: the Panhandle's wind. The National Weather Service describes 50-mph-plus winds every year, often with blowing dust, and that grit rides in on shoes and works like sandpaper on any finish. Entry mats and a stricter shoes-off habit than most places need are the cheap fix; harder wear surfaces (AC4 laminate, porcelain tile, a thicker LVP wear layer) in entries and hallways are the flooring fix. Hardwood that has only worn on the surface is refinished, not replaced — at about ~$3 / sq ft in Amarillo, it is the cheapest "new floor" there is. Water from above: leaks and spills
A dishwasher supply line, a toilet seal, an ice-maker line, a window left open in a thunderstorm. Water from above stains hardwood, swells laminate permanently, delaminates carpet backing, and usually leaves LVP and tile alone. The tell is location: the damage is worst next to the appliance or the window and fades away from it. Replace what swelled, refinish what stained, and fix the leak before either.
Vapor from below: the slab signs
Most Amarillo homes sit on a slab-on-ground foundation; the City of Amarillo's Panhandle Residential Foundation Manual says the majority of Texas foundations do, many on expansive clays with "increased potential for movement." Slab moisture comes from the soil, not the air, so Amarillo's dryness proves nothing about it. The signs that the floor is reporting a slab problem rather than its own age:
- Cupping in hardwood — every board's edges raised — across a whole room rather than next to one appliance.
- Tenting laminate along a line, often the middle of the room, with no leak anywhere near it.
- Musty carpet that smells again a week after cleaning, and a pad that has gone crumbly or dark on the underside when you lift a corner.
- Efflorescence — white mineral bloom — at the slab edge under the baseboard or across the bare slab at tear-out.
- Aligned tile cracks that run in a line across a room, following a crack in the slab beneath.
- Adhesive failure under glue-down LVP or engineered wood — planks that release cleanly with a chalky residue.
Every one of these calls for a moisture test (ASTM F2170 in-situ probe or F1869 calcium chloride) before a new floor is chosen, and for the new floor to be chosen with the result in hand — LVP or tile if the slab is marginal, a barrier or mitigation coating if it fails. Repair, refinish, or replace: the rule of thumb

Whoever quotes the replacement should be asked how they'll handle the cause — and, Texas having no flooring license, should be vetted on insurance, BBB standing, and the permit question with the City of Amarillo — Building Safety Division (806-378-3041) if the slab needs repair. Texas does not require a state contractor license for flooring installation, refinishing, or repair — it is not a TDLR-regulated trade (TX-002). That puts more of the vetting burden on you: ask any company for proof of general liability insurance, check their standing with the Better Business Bureau, and — for work that touches the subfloor or slab — confirm whether the job needs a City of Amarillo permit before work starts. The City of Amarillo does not issue contractor ID numbers, so a company citing a "city license number" for flooring work is a vetting red flag, not a credential (AMA-001).
